A retired couple in their early seventies contacted Harpreet during one of the most worrying periods of their lives. Twenty years earlier they had taken out a mortgage on their family home, and with approximately £350,000 still outstanding, their existing lender concluded they no longer met its affordability requirements now they were retired and relying mainly on pension income.
Their circumstances were made more complex by previous financial difficulties, including missed mortgage payments, adverse credit and a County Court Judgment, while they were also repaying unsecured debts through a Debt Management Plan. After approaching several lenders, they believed no one would be willing to help.
Finding the Right Solution
Rather than focusing solely on the challenges, Harpreet took time to understand their complete financial circumstances, their income, existing mortgage, credit history, debt management arrangements, family situation and long-term plans. After extensive research, he identified a specialist lender whose criteria were more appropriate, and worked with the family to explore whether their son and daughter-in-law could be added to the application, strengthening the affordability assessment.
The Outcome
The new mortgage enabled the couple to repay their previous lender and remain in the home where they had spent many years building memories with their family. For them, it meant security, stability, and avoiding the distress of potentially losing the home they loved.

Challenging a Property Valuation Helped Make a First Home Possible
A young couple approached Harpreet looking to buy their first home. After finding a property they loved and submitting their mortgage application, everything appeared to be progressing well, until the lender's valuation came back significantly lower than expected, creating a shortfall that meant the clients would have needed a much larger deposit.
Finding the Right Solution
Rather than simply accepting the valuation, Harpreet carefully reviewed the report and noticed the property appeared to have been valued as though it were leasehold, when in fact it was freehold. He contacted the lender to raise his concerns and was advised that a formal valuation appeal was the only route available, despite being told such appeals rarely resulted in any change.
Believing it was important to act in his clients' best interests, Harpreet prepared and submitted a detailed appeal. The lender agreed to a further assessment, and the valuer subsequently revised the property's valuation upwards.
The Outcome
The updated valuation meant the clients no longer faced the funding shortfall, and were able to proceed with the purchase using the deposit they had originally planned, moving into their first home as planned.

Helping a Homeowner Move Despite a Challenging Property and a Collapsed Purchase
A client approached Harpreet looking to move from their existing home into a property that better suited their needs. They had a healthy deposit and good equity, but their existing property was affected by a cladding issue, making it extremely difficult to sell in the normal way. Their existing lender was unable to provide a solution that met their objectives.
Finding the Right Solution
Harpreet took time to understand the client's overall goals: to move into a new family home, keep their existing property rather than sell it, convert it into a Buy-to-Let investment, and secure a mortgage that remained affordable. After researching the market, he identified a lender able to support this plan.
Just as everything appeared to be progressing smoothly, the seller accepted another buyer's offer and the purchase fell through. Instead of starting the mortgage process again from scratch, Harpreet worked closely with the lender and the clients while they searched for another property, and was able to transfer the mortgage arrangements to their new purchase once they found a home they loved.
The Outcome
The clients successfully purchased their new home while retaining their original property as a Buy-to-Let investment, despite the cladding issue and the collapse of their first purchase along the way.
